What should you make Broadway Heights your new apartment home?

 

Broadway Heights is one of my favorite value properties.  It is located just north of downtown, just off Broadway to the east on Mulberry Street.  The property is across from historic Brackenridge Park.  Additional information about Brackenridge Park’s history, the San Antonio Zoo, the Witte Museum, and Brackenridge Golf Course can be found by clicking on these hyperlinks.

 

Broadway Heights is very close to the bus stop that goes up and down Broadway from downtown to the airport.  Broadway Heights is well run by Mark and offers affordable efficiencies, one bedroom and larger apartments beginning at $405 per month.  Mark’s management style is a simple 3 rule principal, be sure to ask him about it.  To paraphrase him, take care of the property, pay your rent, and respect others, you will have no problem here.  I gather his rules apply pretty much no matter what your past.

 

The pool is always clean and Mark and the maintenance staff live on the property.

 

Broadway Heights is on the west side of Ft. Sam Houston, along with a number of properties that are good choices for the value oriented Ft. Sam community member.  Access to the base can be gained by going up Broadway to Funston and then taking Funston to one of the high security controlled base entrances.  Visitors cannot gain entrance at the Funston gate without already having received a day pass at one of the visitor gates; however, it is an excellent entrance for military personnel.

 

 

 

 

 

Broadway Heights is 99 units built in 1965 and renovated in 1995.   Office Hours are Monday through Friday 9-6, Saturday (with an appointment only), and closed on Sunday.

 

Lease Terms are 3,4,5,6,7,8,9,10,11,12, or 13 months.  Fees are $35 for application and a refundable deposit ranging from $200 to $300.  There is a $50 per month up charge for short term leases. Your income needs to be three times the rent.  There is no reserved parking, though parking is available.  Some of the parking is covered.  Pets are allowed with a $300 pet deposit of which $200 is a non refundable pet fee.  The maximum weight is 20 pounds with a limit of two pets.  Mark often allows a pet larger than 20 pounds, but the deposit is $500 with $300 not refundable.  There is a limit of two pets and certain breeds are restricted.  The property does check credit; accept co signers, short term leases, and first time renters.  There is a senior discount and gas, trash, and pest control fees are paid by the property.

Please tell the on site leasing agent that you fund the apartment through Don Reser or Dons Apartments.  You are entitled to choose your representative.  We also need to be listed on your lease application, when you decide on your new home. The standard lease application in use in the San Antonio market (after many information questions) asks how you found out about their apartment property.  Specifically the form block is entitled “Why You Rented Here.”  You only have to write Don Reser in the first two blanks on the application.  You do not need or have to answer any other questions in that block of the application.  Your answer will not effect the results of your application or the cost of renting in any way.  If you are having trouble with the application or any other aspect of the leasing process, just call or email me for help (210 473-0999 or don@donsapartments.com).
