Why Canyon Oaks?

 

Canyon Oaks is a well maintained property off 281 at Henderson Pass in the bustling North Central area of San Antonio.

 

The major attraction of this property is that it is a good value.  It is a quality property.  Children presently attend Thousand Oaks Elementary, Bradley Middle School and MacArthur High School of the prestigious Northeast Independent School District.  Canyon Oaks was built in 1983 and has 190 apartment units.

Please tell the on site leasing agent that you fund the apartment through Don Reser or Dons Apartments.  You are entitled to choose your representative.  We also need to be listed on your lease application, when you decide on your new home. The standard lease application in use in the San Antonio market (after many information questions) asks how you found out about their apartment property.  Specifically the form block is entitled “Why You Rented Here.”  You only have to write Don Reser in the first two blanks on the application.  You do not need or have to answer any other questions in that block of the application.  Your answer will not effect the results of your application or the cost of renting in any way.  If you are having trouble with the application or any other aspect of the leasing process, just call or email me for help (210 473-0999 or don@donsapartments.com).

The property has 24 hour emergency maintenance. There is a clubhouse, swimming pool, hot tub, and fitness center.  The property is pre-wired for cable television, telephone, and high speed internet.  There are clothes care centers.  

 

Unit amenities include mini-blinds for window treatments and walk in closets.  The kitchens have dishwashers, disposals, and frost free refrigerators with ice makers and microwaves. The kitchens have pantries.   Selected units have outside storage, vaulted ceilings, patios or balconies, and wood burning fire places.

Policies:

 

The office hours are Monday through Friday 9 to 5:30, Saturday 10 to 3 and Sunday closed.  Lease terms are 7, 8, 9, 10, 11, and 12 months.

 

Fees for renting include an application fee of from $30 to $35 with a deposit of $150.  $50 of the deposit is not refundable.  You need to make three times the rent or have a co-signer that meets this qualification.

 

There is no reserved parking or covered parking available.

 

Pets are allowed with a $300 deposit per pet.  $150 the deposit is not refundable.  There is no pet rent and you are limited to one pets with a 20 pound per pet weight limit.  Certain breeds are restricted.

 

The apartment does check your credit; accept co-signers and first time renters.  Trash and pest control are paid by the property.  There is a charge to the tenant for water and sewer. 

 

There is a senior discount.

 

Directions:

 

Take 281 North, exit Thousand Oaks. Go right approximately 1.5 miles to Henderson Pass. Go left; continue 2 blocks and property is on the right on the corner of Canyon Ledge.

If CANYON OAKS is not the apartment for you, then please consider telling me more about what you want and need. My name is Don Reser and I have been involved with real estate since 1984.  I consider myself the very best locator in San Antonio and I CAN HELP YOU, but I need you to HELP ME. Unless you are willing to allow me to help you by giving me the time to show you personally at least three apartments, it is really going to be hard.  You are welcome to look around on your own, but generally it is inefficient and you will become tired and confused.  (There are 700 commercial properties in San Antonio.)  I will send you an email list of properties with directions to help you look on your own, and you are welcome to use my help this way.  We have two databases to look at properties.

 

My experience is that it takes about 4 hours of viewing with an experienced locator at a minimum to find the right place.  If you invest 8 hours with me, I will be able to show you at least two places you would want to rent at for your price.  Okay so spend all the time you want on your own and then when you really want to get the job done, call me.
