Why should I want to make the Compound my new apartment home?

 

Located on Broadway just north of immediate downtown, The Compound is in the immediate vicinity of Incarnate Word, Trinity, Southwestern Bell and Alamo Heights.  It is convenient to UTSA downtown, SAC, and Ft. Sam.  The property is bordered by Broadway on one side and the greens of historic Brackenridge Golf Course on the other.  The property was built to be condominiums for sale, but it presently converted to a rental property.  There are 31 units in the property which was built in 1985.

Please tell the on site leasing agent that you found the apartment through Don Reser or Dons Apartments.  You are entitled to choose your representative.  We also need to be listed on your lease application when you decide on your new home.  The standard lease application in use (after many informational questions) asks how you found the apartment.  Specifically the form block is entitled “Why You Rented Here.”  The application lists a number of alternatives.  You only have to write Don Reser in the first two blanks on the application.  You do not need or have to answer any other questions in that block of the application.  This will not effect your application in anyway.  If you are having trouble with the application or any other aspect of the leasing process, just call or email for help (210 473-0999 or don@donsapartments.com).

Property Amenities:

The property has energy saving features such as galvanized iron roofs, high efficiency heat pumps, double paned windows and glass doors on fireplaces.  These features can help save on utilities.

Each apartment has an individual water cutoff so that there is no need to shut down water usage for all units in case of a needed repair.

 

Unit Amenities:

 

The kitchens have modern appliances, frost free refrigerator with ice maker, self cleaning ovens, dishwasher and disposal.  There is custom built wood cabinetry and cast iron plumbing features in the kitchen and bath for long life.

 

The units have state of the art sound proofing.  Other apartment amenities include ceiling fans with mini-blinds for window treatments.   There are private balconies or patios.  Outside storage is available.  There are full sized washer dryer connections.  There is assigned parking.  The units are pre-wired for cable television, telephone and high speed internet service and intrusion alarms and security.

 

Policies:

 

The office hours are Monday through Friday 9 to 1, Saturday and Sunday by appointment.  Lease terms available are 6, 7, 8, 9, and 10, 11, 12, and 13 months.

 

Fees for renting include an application fee of $30.  You need to make three times the rent or have a co-signer that meets this qualification.

 

Parking is assigned and some parking is covered.

 

Pets are allowed with a $300 deposit per pet.  $150 of the deposit is not refundable.  There is no pet rent and you are limited to one pet under 20 pounds in weight.  Certain breeds are restricted.

 

The apartment does check your credit; accept co-signers and first time renters.

If THE COMPOUND is not the apartment for you, then please consider telling me more about what you want and need. My name is Don Reser and I have been involved with real estate since 1984.  I consider myself the very best locator in San Antonio and I CAN HELP YOU, but I need you to HELP ME. Unless you are willing to allow me to help you by giving me the time to show you personally at least three apartments, it is really going to be hard.  You are welcome to look around on your own, but generally it is inefficient and you will become tired and confused.  (There are 700 commercial properties in San Antonio.)  I will send you an email list of properties with directions to help you look on your own, and you are welcome to use my help this way.  We have two databases to look at properties.

 

My experience is that it takes about 4 hours of viewing with an experienced locator at a minimum to find the right place.  If you invest 8 hours with me, I will be able to show you at least two places you would want to rent at for your price.  Okay so spend all the time you want on your own and then when you really want to get the job done, call me.
