Why should I make the CRESENT my new apartment home?

 

The Crescent is a premier property in the Quarry Market area of Alamo Heights.  The property was built in 1994 and has all the modern amenities.  Please check out this great location next to the Quarry Market and Cementville.  According to the Quarry Market’s web site it is a mixed retail, dining, exercise, and entertainment development that has thrived since its 1997 opening.  The renovation incorporated many parts of the original plant including the 200-foot-tall smokestacks that serve as its visual centerpiece, as well as, the old entrance marquis and some equipment which give the Quarry Market a unique appearance.

 

To me the development is comparable to the Ghirardelli Square development of the Ghirardelli Chocolate factory near San Francisco’s Fisherman’s Wharf, yet on a grander scale.  You can see the smokestacks in the picture of the pond at the Quarry Golf Course above.   The renovated original plant building is home to the Quarry Market’s anchor tenants, a large multi screen theatre, Borders bookstore and Bally’s fitness center. The theatre houses and displays the original cement plant rock grinder in a light and smoke show.

 

Other tenants include clothiers include Jos. A Bank, Just Add Water, Banana Republic, and world famous Texas brand custom Lucchese Boots.  Household retailers include Renovation Hardware, Whole Earth Provision Company and Laura Ashley.  Food sources are Whole Foods, Starbucks (24 hours), P.F. Chang’s, Canyon Café, Fire Bowl, and Piates Italian, to mention just a few.  

Altogether this is a prime property in a prime location. 

 

Below are pictures of the Quarry Golf Course.  Please note the Alamo Quarry Smokestacks in the background of the first image.  Also, the water tower along the right horizon of the second picture is what is left of Texas Military Institute’s Alamo Height’s location.  It is there place where Douglas MacArthur graduated from high school in 1897.  TMI sold its Alamo Heights campus to real estate developers and moved into larger quarters further north of the city with the proceeds.

The Crescent is offering three grade versions to its units.  They are offered as Executive, Cosmopolitan or Imperial.

 

The Executive is the version of basic apartment living with nine foot ceilings crown molding ceramic tile entries raised paneled doors and decorator palette with accent walls.

 

The Cosmopolitan has all the Executive features with pendulum lighting in the dining area, built in microwave and upgraded bedroom lighting and stone look flooring.

 

The Imperial is an elegant spin on the Cosmopolitan, featuring designer lighting throughout, brushed nick hardware Berber carpet, built in microwave, smooth surface stove and custom color palette.

 

All first floor apartments have an attached garage, which increase the rental rate.  All C-1 and C-2 units rentals include the attached garage.

Amenities:

 

The Crescent was completed in 1994 and has 306 units.  It is in the Alamo Heights School District.  The Crescent has a resort style pool and pool area.  There is a 24 hour fitness facility.  Washers and dryers are available for rent. There is a clothes care center.  The property has easy access to business, shopping, and entertainment via Loop 410.

 

The property is gated with controlled access.  There is extra storage available for rent at the property.  Detached garages are available.

 

The individual units feature ceiling fans in all units.  The refrigerators are frost free with icemakers.  Many units have fireplaces.  All units have a patio or balcony.

 

 

 

 

Policies:

 

The office hours are Monday through Friday 8:00 to 5:00 Saturday 10 to 5 and 1 to 5 on Sunday.  Lease terms available are 3, 6, 7, 8, and 9, 10, 11, 12 months.

 

Fees for renting include an application fee of $50 for an individual and $85 for joint application. Deposits range from $200 to $350 depending on the apartment size.  There is a $175 amenity fees, which is not a deposit and is not refundable.  You need to make three times the rent or have a co-signer that meets this qualification.

 

There is no reserved parking.  Covered parking is available at a cost of $45 per month.  Detached garages are available for $75 per month.  Fees for attached garages are in the unit rental.   Washer dryers are available for rent at a cost of $35 per month.

 

Pets are allowed without a deposit, but with a fee of $400 for one pet or $600 for two pets.  $250 of the deposit for one pet and $350 of the deposit for two pets is not refundable.  There is pet rent of $10 per month per pet.  You are limited to two pets.  Pets over 40 pounds require an additional $50 for each 10 pounds.  Certain breeds are restricted.

 

The apartment does check your credit; accept co-signers, first time renters and short term leases.  Pest control fees are paid by the property.  There is a charge to the renter for trash pickup, water and sewer.

 

Directions:

 

The property is located on Treeline Drive.  To get to Treeline, take the Sunset Road exit off Interstate 37/U.S. 281 and go east.  On Sunset come to Treeline where you turn right.  Come down Treeline and we are on the left.

If CRESCENT is not the apartment for you, then please consider telling me more about what you want and need. My name is Don Reser and I have been involved with real estate since 1984.  I consider myself the very best locator in San Antonio and I CAN HELP YOU, but I need you to HELP ME. Unless you are willing to allow me to help you by giving me the time to show you personally at least three apartments, it is really going to be hard.  You are welcome to look around on your own, but generally it is inefficient and you will become tired and confused.  (There are 700 commercial properties in San Antonio.)  I will send you an email list of properties with directions to help you look on your own, and you are welcome to use my help this way.  We have two databases to look at properties.

 

My experience is that it takes about 4 hours of viewing with an experienced locator at a minimum to find the right place.  If you invest 8 hours with me, I will be able to show you at least two places you would want to rent at for your price.  Okay so spend all the time you want on your own and then when you really want to get the job done, call me.
