Please tell the on site leasing agent that you fund the apartment through Don Reser or Dons Apartments. You are entitled to choose your representative. We also need to be listed on your lease application, when you decide on your new home. The standard lease application in use in the San Antonio market (after many information questions) asks how you found out about their apartment property. Specifically the form block is entitled “Why You Rented Here.” You only have to write Don Reser in the first two blanks on the application. You do not need or have to answer any other questions in that block of the application. Your answer will not effect the results of your application or the cost of renting in any way. Fifth Avenue Apartments are located on tree lined Vance Jackson.  Vance Jackson is a great residential thoroughfare parallel to Interstate 10 in the Medical Center UTSA area of northwest San Antonio.  These apartments were built in 1982.  There are 198 units.

 

Children presently attend Howsman Elementary, Hobby Middle School, and Clark High School of the Northside Independent School District.

The property has 24 hour emergency maintenance.  There is a clubhouse, fitness center, swimming pool, and hot tub.  There is a tennis court and social activities.  There is covered parking.   There are clothes care centers.  There is on site management, package reception, and valet trash service.  Park and ride is nearby.

 

Unit Amenities:

 

Unit amenities include ceiling fans with mini-blinds for window treatments.  The kitchens have pantries, dishwashers, frost free refrigerators with ice makers, dishwashers, disposals, and microwaves.  Select units have vaulted ceilings, built in bookcases, gas fired or wood burning fireplaces, walk in closets, outside storage, and patios or balconies.  The units are pre-wired for cable television, telephone, and high speed internet service.  Washer dryers are available for rental.

 

Policies:

 

The office hours are Monday through Friday 9 to 6 and 10 to 5 on Saturday and closed on Sunday.  Lease terms available are 3, 4, 5, 7, 8, 9, 10, 11, 12, 13, 14, and 15 months.

 

Fees for renting include an application fee of $35 or $40 with a deposit requirement of $100.  The deposit is not refundable.  You need to make three times the rent or have a co-signer that meets this qualification.

 

There is no reserved parking, but covered parking is available for $15 per month.

 

Pets are allowed with a $300 to $400 per pet deposit.  $150 to $200 of the deposit is not refundable.  There is a no pet rent and you are limited to two pets with a 25 pound per pet weight limit.  Certain breeds are restricted.

 

The apartment does check your credit; accept co-signers and first time renters.

 

The property accepts short term leases.

 

There is a senior discount.

 

Pest control and trash are paid by the property.   There is a charge to the tenants for water and sewer.

 

Directions:

 

Exit IH-10 West at Wurzbach and turn right.  Go to the light at Vance Jackson and turn left.  Go 8/10 of a mile, and take a right on Wall Street.  The property is immediately on the left.

If FIFTH AVENUE is not the apartment for you, then please consider telling me more about what you want and need. My name is Don Reser and I have been involved with real estate since 1984.  I consider myself the very best locator in San Antonio and I CAN HELP YOU, but I need you to HELP ME. Unless you are willing to allow me to help you by giving me the time to show you personally at least three apartments, it is really going to be hard.  You are welcome to look around on your own, but generally it is inefficient and you will become tired and confused.  (There are 700 commercial properties in San Antonio.)  I will send you an email list of properties with directions to help you look on your own, and you are welcome to use my help this way.  We have two databases to look at properties.

 

My experience is that it takes about 4 hours of viewing with an experienced locator at a minimum to find the right place.  If you invest 8 hours with me, I will be able to show you at least two places you would want to rent at for your price.  Okay so spend all the time you want on your own and then when you really want to get the job done, call me.
