Please tell the onsite leasing agent that you found the apartment through Don Reser or Dons Apartments.  You are entitled to choose your representative.  We also need to be listed on your lease application when you decide on your new home.  The standard lease application in use (after many informational questions) asks how you found the apartment.  The application lists a number of alternatives.  You only have to write Don Reser in both blanks on the application.  You do not need to answer any other questions in that block of the application.  If you are having trouble with the application or any other aspect of the leasing process, just call or email for help (210 473-0999 or don@donsapartments.com).

Why Riverstone?

 

Riverstone Apartments are a great value choice for the UTSA student.  Not far from campus down Cinnamon Creek off Fredericksburg, south of campus, this property has one of the best management tenant relationships in the area.  Actual washer and dryers are included in the rent.

 

One of the best tools for the apartment seeker (besides me) is the web site www.apartmentratings.com.  I am not affiliated with this website and in fact they sell information about you to other locators, but they are an excellent source of opinions about a properties management and other considerations.  Please check Riverstone’s present rating by clicking on Riverstone here.  It is consistently one of the highest in the UTSA area.

 

Riverstone has an annual party for its tenants.  Its prices are reasonable.

There is 24 hour emergency maintenance.  The property has a swimming pool, volleyball court, and barbeque grills and picnic area.  There are social activities.  There is a clubhouse.  There are clothes care centers.  There is school bus pick up.

 

Unit Amenities:

 

The kitchens have frost free refrigerators, dishwashers, and disposals.  Other apartment amenities include ceiling fans with mini-blinds for window treatments.   Some units have wood burning fireplaces, outside storage, walk in closets, private balconies or patios, and/or dry/wet bar.  The units are pre-wired for cable television, telephone and high speed internet service.

 

The property offers washer dryer rentals.

 

Policies:

 

Riverstone was built in 1984.  There are 368 units.  The office hours are Monday through Friday 8:30 to 5:30, Saturday 10 to 5 and Sunday 1 to 5.  Lease terms available are 3, 12, 14, and 18 months.

 

Fees for renting include an application fee of $35 with deposits ranging from $150 to $200 depending on the apartment size.  You need to make three times the rent or have a co-signer that meets this qualification.

 

There are no reserved parking places or carports or garages.

 

Pets are allowed with a $200 deposit and a $100 fee.  There is no pet rent, but you are limited to two pets with a 25 pound per pet weight limit.  Also, the pet must be at least one year old.  The apartment does check your credit; accept co-signers, first time renters and short term leases.  Trash and pest control fees are paid by the property and there is a charge to the renter for water.

 

Directions:

 

Take Fredericksburg north from Loop 410 past Wurzbach to Cinnamon Creek. Turn left, the property is 1/4 mile on the right.

If Riverstone is not the apartment for you, then please consider telling me more about what you want and need. My name is Don Reser and I have been involved with real estate since 1984.  I consider myself the very best locator in San Antonio and I CAN HELP YOU, but I need you to HELP ME. Unless you are willing to allow me to help you by giving me the time to show you personally at least three apartments, it is really going to be hard.  You are welcome to look around on your own, but generally it is inefficient and you will become tired and confused.  (There are 700 commercial properties in San Antonio.)  I will send you an email list of properties with directions to help you look on your own, and you are welcome to use my help this way.  We have two databases to look at properties.

 

My experience is that it takes about 4 hours of viewing with an experienced locator at a minimum to find the right place.  If you invest 8 hours with me, I will be able to show you at least two places you would want to rent at for your price.  Okay so spend all the time you want on your own and then when you really want to get the job done, call me.
