Why should I make Rock Canyon my new apartment home?

 

Rock Canyon is located on Perrin-Central in northeast San Antonio.  Perrin Crest makes for a quiet inlet from the busy Perrin Bietel and Wurzbach Parkway intersection.  It is near Lady Bird Johnson and McAllister Parks.  It is an excellent choice for value.  Rock Canyon is 1980’s style construction.  Taking Perrin Beitel south, you are just minutes from Ft. Sam Houston and BAMC.  To the north down Wurzbach Parkway or 1604 is Randolph Air Force Base.  The property is well maintained and has a good, if not great, reputation among former tenants.

Please tell the on site leasing agent that you fund the apartment through Don Reser or Dons Apartments.  You are entitled to choose your representative.  We also need to be listed on your lease application, when you decide on your new home. The standard lease application in use in the San Antonio market (after many information questions) asks how you found out about their apartment property.  Specifically the form block is entitled “Why You Rented Here.”  You only have to write Don Reser in the first two blanks on the application.  You do not need or have to answer any other questions in that block of the application.  Your answer will not effect the results of your application or the cost of renting in any way.  If you are having trouble with the application or any other aspect of the leasing process, just call or email me for help (210 473-0999 or don@donsapartments.com).

Property amenities include a sparkling resort style swimming pool with a hot tub.  There is a picnic area and two huge BBQ grills.  The property is gated.  There are two clothes care centers.  Pinnacle Management maintains 24 hour emergency maintenance.

 

Selected units have full size washer dryer connections; wood burning fireplaces; garden windows, serving bars, and build in bookcases.  The kitchens are fully equipped.  Upstairs units have vaulted ceilings.  Selected units include ceiling fans; walk-in closets; linen closets; patios and balconies with storage closets.

 

Policies:

 

There are 258 units.  The office hours are Monday through Friday 9:00 to 6:00, Saturday 10 to 5 and Sunday 1 to 5.  Lease terms available are 3, 4, 5 6, 7, 8, 9, 10, 11, 12, 13, 14, 15, 16, 17 and 18 months.  For short term leases there is an up charge of $100 per month for months 1 through 5.

 

Fees for renting are a one time $75 administrative fee and an application fee of $40 for single and $50 for joint.    You need to make three times the rent or have a co-signer that meets this qualification.

 

Pets are allowed.  There is no pet rent, but you are limited to two pets with a 50 pound per pet weight limit.  No aggressive breeds are accepted. There is a $300 deposit for pets under 30 pounds and a $500 deposit for pets 30 pounds and over.  The deposit is per pet, so if you have two pets the deposit doubles.  One half of the deposit is not refundable.  The apartment does check your credit; accept co-signers and first time renters.    Pest control fees are paid by the property and there is a charge to the renter for trash, water and sewer.

If ROCK CANYON is not the apartment for you, then please consider telling me more about what you want and need. My name is Don Reser and I have been involved with real estate since 1984.  I consider myself the very best locator in San Antonio and I CAN HELP YOU, but I need you to HELP ME. Unless you are willing to allow me to help you by giving me the time to show you personally at least three apartments, it is really going to be hard.  You are welcome to look around on your own, but generally it is inefficient and you will become tired and confused.  (There are 700 commercial properties in San Antonio.)  I will send you an email list of properties with directions to help you look on your own, and you are welcome to use my help this way.  We have two databases to look at properties.

 

My experience is that it takes about 4 hours of viewing with an experienced locator at a minimum to find the right place.  If you invest 8 hours with me, I will be able to show you at least two places you would want to rent at for your price.  Okay so spend all the time you want on your own and then when you really want to get the job done, call me.
