Built by legendary San Antonio apartment developer, John Hendry, this exemplifies Hendry’s San Antonio style of being well designed and planned with lush tropical landscaping to defray the Texas sun.  It represents a cool oasis to the apartment home dweller.   The property is located off of Blanco Road near 410.  The property is presently owned and managed by Venterra Management.  Venterra is a Canadian company with a good reputation of customer satisfaction and responsiveness.  Venterra has a significant investment and commitment to San Antonio with a number of prestigious properties under ownership and management.  The school district for Sunray is Northeast ISD with children presently attending Harmony Hills Elementary, Eisenhower Middle School and then the prestigious Churchill High School.

Please tell the on site leasing agent that you found the apartment through Don Reser or Dons Apartments.  You are entitled to choose your representative.  We also need to be listed on your lease application when you decide on your new home.  The standard lease application in use (after many informational questions) asks how you found the apartment.  Specifically the form block is entitled “Why You Rented Here.”  The application lists a number of alternatives.  You only have to write Don Reser in the first two blanks on the application.  You do not need or have to answer any other questions in that block of the application.  This will not effect your application in anyway.  If you are having trouble with the application or any other aspect of the leasing process, just call or email for help (210 473-0999 or don@donsapartments.com).

Amenities:

 

The property consists of 319 units built in 1976.  There is 24 hour a day emergency maintenance.  Property amenities include two beautiful swimming pools and a hot tub.  There is a clubhouse and fitness center.  There are clothes care centers.  The property is gated and access controlled.   The property has reserved parking and covered parking.  There is a tennis court.   Short term leases are allowed.  There are extra storage units available.  Public transportation is nearby.

 

Individual units have patios or balconies.  There are microwaves and ceiling fans in the units.  Some units have wood burning fire places.  The units are pre-wired for cable and high speed internet.  Some units have washer dryer connections and oversized closets.  The kitchens have dishwashers, microwaves, disposals, and frost free refrigerators.

 

Policies:

 

The office hours are Monday through Friday 9:00 to 6:00, Saturday 10 to 5 and Sunday 1 to 5.  Lease terms available are 3, 6, 7, 9, 12, and 13 months.  Short term leases are available with an additional charge.

 

Fees for renting include an application fee of $40 to $50 with deposits ranging from $150 for one bedroom apartments to $200 for two bedroom apartments.  You need to make three and one half times the rent or have a co-signer that meets this qualification.

 

There is reserved parking.  Covered parking is available at $25 per month.  There are no garages.  Pets are allowed with a $300 to $500 deposit per pet depending on size and type of pet.  $200 to $300 of the pet deposit is not refundable.  There is no pet rent and you are limited to two pets with a 50 pound per pet weight limit.  Certain breeds are restricted.

If SUNRAY is not the apartment for you, then please consider telling me more about what you want and need. My name is Don Reser and I have been involved with real estate since 1984.  I consider myself the very best locator in San Antonio and I CAN HELP YOU, but I need you to HELP ME. Unless you are willing to allow me to help you by giving me the time to show you personally at least three apartments, it is really going to be hard.  You are welcome to look around on your own, but generally it is inefficient and you will become tired and confused.  (There are 700 commercial properties in San Antonio.)  I will send you an email list of properties with directions to help you look on your own, and you are welcome to use my help this way.  We have two databases to look at properties.

 

My experience is that it takes about 4 hours of viewing with an experienced locator at a minimum to find the right place.  If you invest 8 hours with me, I will be able to show you at least two places you would want to rent at for your price.  Okay so spend all the time you want on your own and then when you really want to get the job done, call me.

 

Because of the internet I know that many of you are moving from out of town and are very anxious about finding a place to live.  I can assure you we can get it done in one day.  We need to make an appointment for the day you are in town.  If you have to know ahead of time, you will need to fly in and I will assist you in evaluating all your leasing options in one day.
