Now, why should you consider Sunset Ridge as your new home?

 

Why Sunset Ridge? Sunset Ridge is the best of both worlds. It was San Antonio’s first private multifamily housing project built in the 1949 and until 2004 had one of its original tenants. It has spacious green spaces, an Olympic pool and individual street addresses with mail delivery to your doorstep. The original hardwood floors remain after a multi million dollar major remodeling that brought modern appliances, kitchens and washer dryer connections to this long time favored Alamo Heights residence. Sunset Ridge literally is adjacent and share a border with the McNay Art Museum, home to priceless French impressionist art acquired by Marion Koogler McNay in the 30's and 40's.

Sunset Ridge is in the Alamo Heights area of San Antonio, often referred to as OH NINE, along with the generic area term, Alamo Heights.  While there is an incorporated City of Alamo Heights, Alamo Heights generally refers to the extended area beyond the incorporated city and includes the zip code 78209 as well as the boundaries of the Alamo Heights School District.  Included in the Alamo Heights area are three incorporated cities.  They are the City of Terrell Hills, City of Olmos Park and City of Alamo Heights, as well as, part of the City of San Antonio proper.  OH NINE is well known around the state for its style.  The McNay represents the ethos of the area.  It is small, historical, well landscaped and incredibly tasteful.  The museum describes its history as follows.

 

The McNay was the first modern art museum in Texas. Marion Koogler McNay left her art collection, her Spanish Colonial Revival-style residence, and an endowment "for the advancement and enjoyment of modern art." The 23 acres of grounds, which include fountains, broad lawns and a Japanese- inspired garden and fishpond, are popular for picnics and photography.

 

 The museum also features a research library with 30,000 volumes, the 300-seat Leeper Auditorium, and a Museum Store. The McNay's founder, for whom the museum is named, was "a discriminating collector, an earnest student of the fine arts and a philanthropist of the first magnitude." Steadfast in her commitment to "the advancement and enjoyment of modern art," Mrs. McNay's original bequest included her important art collection, her 24-room Spanish Colonial Revival-style mansion, the 23 acres upon which it sits, and most of her fortune. The McNay was founded in 1950 and opened to the public four years later.

 

My favorite painting in the museum is the Raoul Dufy, but I could not find a copy of it, but here is a Van Gogh that is part of the permanent collection.  Okay, I hope I have your interest in this property.

Amenities:

 

Sunset Ridge features 24 hour emergency maintenance.  There is a business center; clubhouse; and fitness center.  Covered parking is available.  There are Barbeque grills and picnic areas.  There is a putting area for golf.  The property boosts an Olympic sized swimming pool.  The units are pre-wired for high speed internet and cable television.  The property has trash pickup.

 

Units have 9 foot ceilings and ceiling fans.  The kitchens have dishwasher, disposal, and frost fee refrigerators with ice makers.  The ovens are self cleaning.  All units have pantries and walk in closets.  All units have hard wood floors and mini-blinds.

 

 

Polices:

 

The office hours are Monday through Friday 9:00 to 6:00, Saturday 10 to 5 and Sunday 1 to 5.  Lease terms available are 6, 7, 8, and 9, 10, 11, and 12 months.

 

Fees for renting include an application fee of $50 with deposits ranging from $200 to $300 depending on the apartment size.  $100 to $150 of the deposit is not refundable.  You need to make three times the rent or have a co-signer that meets this qualification.

 

There is no reserved parking.  Carports are available for a charge of $10 per month.  There are no garages available.

 

Pets are allowed with a $300 to $500 deposit per pet depending on size and type of pet.  $150 to $250 of the deposit is not refundable.  There is no pet rent and you are limited to two pets with a 60 pound per pet weight limit.  Certain breeds are restricted.

 

The apartment does check your credit; accept co-signers, first time renters and short term leases.  Pest control fees are paid by the property.  There is a charge to the renter for water, sewer and trash.

 

 

Directions:

 

 

From Loop 410 East, exit Nacogdoches and turn right, go to North New Braunfels and turn left.  Proceed approximately 1.2 miles south. Turn left on Cloverleaf and left again on Vanderheck.  The leasing office is ahead on your right.

 

The property is located behind Sunset Ridge shopping center just off New Braunfels Avenue north of its intersection with the Austin Highway.

If Sunset Ridge is not the apartment for you, then please consider telling me more about what you want and need. My name is Don Reser and I have been involved with real estate since 1984.  I consider myself the very best locator in San Antonio and I CAN HELP YOU, but I need you to HELP ME. Unless you are willing to allow me to help you by giving me the time to show you personally at least three apartments, it is really going to be hard.  You are welcome to look around on your own, but generally it is inefficient and you will become tired and confused.  (There are 700 commercial properties in San Antonio.)  I will send you an email list of properties with directions to help you look on your own, and you are welcome to use my help this way.  We have two databases to look at properties.

 

My experience is that it takes about 4 hours of viewing with an experienced locator at a minimum to find the right place.  If you invest 8 hours with me, I will be able to show you at least two places you would want to rent at for your price.  Okay so spend all the time you want on your own and then when you really want to get the job done, call me.
