Why should I make Talavera my new apartment home?

 

It is because it combines a beautiful venue with a great management company.

 

Give CWS your lease for Talavera and if you do not absolutely agree that Talavera is the best place for you within your first 30 days, they will excuse from your lease obligation.

 

Only one other company than CWS in all of the 800 plus properties in San Antonio will make that claim.  Think about that guarantee when considering this property.  I think it speaks volume about the quality of this project and the value of their rental rates.

 

Again I think the Talavera along with its sister property Marquis at Legends is one of San Antonio’s unique properties and a great choice for living.   Talavera overlooks the South Course of the Club at Sonterra  (the old Canyon Creek Course).

 

TalaVera is located just south of Loop 1604 off Blanco Road to the east.  Blanco Road is just west of the interchange Loop 1604 and U.S. 281.

 

The Stone Oak and Sonterra area of San Antonio is part of our recent growth to the north.  This area of north San Antonio is in between downtown San Antonio and its riverwalk and south of the Texas Hill Country.  Highway 281 to the north can take you to either the Canyon Lake area or Marble Falls and Granite Shoals lake.

Please tell the on site leasing agent that you fund the apartment through Don Reser or Dons Apartments.  You are entitled to choose your representative.  We also need to be listed on your lease application, when you decide on your new home. The standard lease application in use in the San Antonio market (after many information questions) asks how you found out about their apartment property.  Specifically the form block is entitled “Why You Rented Here.”  You only have to write Don Reser in the first two blanks on the application.  You do not need or have to answer any other questions in that block of the application.  Your answer will not effect the results of your application or the cost of renting in any way.  If you are having trouble with the application or any other aspect of the leasing process, just call or email me for help (210 473-0999 or don@donsapartments.com).

Here is a word about my real estate services.  I need for you to be sure and tell them Don Reser sent you to the property.  If you lease and list me as your representative, please call me to let me know; this is how I get paid.   Here is a link to more information about this.  Thanks. 

 

Policies:

 

The office hours are Monday through Friday 10 to 6, Saturday 10 to 5 and Sunday 1 to 5.  Lease terms available are 3, 7, 8, 9, 10, 11, 12, 13, 14, 15, 16, 17, 18, 19, 20, 21, 22, 23 and 24 months.

 

Fees for renting include an application fee of from $45 with a deposit requirement of from $200 to $400.  You need to make 3 times the rent or have a co-signer that makes this qualification.

 

Detached garages are available for $85 per month and covered parking is available for $40 per month.

 

Pets are allowed with a $300 to $500 per pet deposit.  $300 to $500 of the deposit is not refundable.  There is a no per month pet rent and you are limited to two pets under 75 pounds in weight.  Certain breeds are restricted.

 

The apartment does check your credit; accept co-signers and first time renters.

 

Natural gas and pest control fees are paid by the property.  There is a charge to the tenants for trash, water and sewer.

If TALAVERA is not the apartment for you, then please consider telling me more about what you want and need. My name is Don Reser and I have been involved with real estate since 1984.  I consider myself the very best locator in San Antonio and I CAN HELP YOU, but I need you to HELP ME. Unless you are willing to allow me to help you by giving me the time to show you personally at least three apartments, it is really going to be hard.  You are welcome to look around on your own, but generally it is inefficient and you will become tired and confused.  (There are 700 commercial properties in San Antonio.)  I will send you an email list of properties with directions to help you look on your own, and you are welcome to use my help this way.  We have two databases to look at properties.

 

My experience is that it takes about 4 hours of viewing with an experienced locator at a minimum to find the right place.  If you invest 8 hours with me, I will be able to show you at least two places you would want to rent at for your price.  Okay so spend all the time you want on your own and then when you really want to get the job done, call me.

 

Because of the internet I know that many of you are moving from out of town and are very anxious about finding a place to live.  I can assure you we can get it done in one day.  We need to make an appointment for the day you are in town.  If you have to know ahead of time, you will need to fly in and I will assist you in evaluating all your leasing options in one day.
