Why should I choose to live at the Treehouse?

 

The Treehouse is in the center of the Alamo Heights area of San Antonio, often referred to as OH NINE, along with the generic area term, Alamo Heights.  While there is an incorporated City of Alamo Heights, Alamo Heights generally refers to the extended area beyond the incorporated city and includes the zip code 78209 as well as the boundaries of the Alamo Heights School District.  Included in the Alamo Heights area are three incorporated cities.  They are the City of Terrell Hills, City of Olmos Park and City of Alamo Heights, as well as, part of the City of San Antonio proper.  OH NINE is well known around the state for its style.  The Treehouse is convenient to HEB Central Market, University of the Incarnate Word, Quarry Market, North Star Mall, and Austin Highway shopping.

 

The Treehouse was built in 1971 and has 106 units.  It is part of Ridgemont Properties that own many rental properties in the Alamo Heights area.  You can tour other properties in the Ridgemont portfolio from the Treehouse apartment office.

Please tell the on site leasing agent that you fund the apartment through Don Reser or Dons Apartments.  You are entitled to choose your representative.  We also need to be listed on your lease application, when you decide on your new home. The standard lease application in use in the San Antonio market (after many information questions) asks how you found out about their apartment property.  Specifically the form block is entitled “Why You Rented Here.”  You only have to write Don Reser in the first two blanks on the application.  You do not need or have to answer any other questions in that block of the application.  Your answer will not effect the results of your application or the cost of renting in any way.  If you are having trouble with the application or any other aspect of the leasing process, just call or email me for help (210 473-0999 or don@donsapartments.com).

The property has 24 hour emergency maintenance.  The property has two swimming pools and one is heated for use in the winter.  Valet trash pick up 3 times weekly.  There is reserved covered parking.  The Treehouse features Grande Communications service provider for internet, telephone and cable television service.  There are two clothes care centers.

 

The Treehouse is located in downtown Alamo Heights.  It features Alamo Heights fire and police protection.  It is convenient to HEB Central Market, Incarnate Word College, Quarry Market, North Star Mall, and Austin Highway Shopping.  There is easy access to Interstate 37, 35, 410 and 10, as well as, US 281.

 

Policies:

 

The office hours are Monday through Friday 9:00 to 6:00, Saturday 10 to 5 and closed Sunday.  Lease terms available are 7, 8, 9, 10, 11, and 12 months.

 

Fees for renting include an application fee of $35 with deposits of $200 to $400 depending on unit size.  You need to make three times the rent or have a co-signer that meets this qualification.

 

There is no reserved parking, covered parking or garages. 

 

Pets are allowed with a $200 deposit per pet.  $100 of the deposit is not refundable.  There is no pet rent and you are limited to two pets with a 20 pound per pet weight limit.  Certain breeds are restricted.

 

The apartment does check your credit; accept co-signers, and first time renters.  Trash and pest control fees are paid by the property.

If TREEHOUSE is not the apartment for you, then please consider telling me more about what you want and need. My name is Don Reser and I have been involved with real estate since 1984.  I consider myself the very best locator in San Antonio and I CAN HELP YOU, but I need you to HELP ME. Unless you are willing to allow me to help you by giving me the time to show you personally at least three apartments, it is really going to be hard.  You are welcome to look around on your own, but generally it is inefficient and you will become tired and confused.  (There are 700 commercial properties in San Antonio.)  I will send you an email list of properties with directions to help you look on your own, and you are welcome to use my help this way.  We have two databases to look at properties.

 

My experience is that it takes about 4 hours of viewing with an experienced locator at a minimum to find the right place.  If you invest 8 hours with me, I will be able to show you at least two places you would want to rent at for your price.  Okay so spend all the time you want on your own and then when you really want to get the job done, call me.
