Why should I choose to live at Villas at Oakwell Farms as my new apartment home?

 

The Villas at Oakwell Farms is located in Oakwell Farms.  Oakwell Farms is the planned master development of the sprawling Tobin Estate by Lloyd Denton.  It is located inside Loop 410, which greatly reduces traffic congestion.  The adjoining area to Oakwell Farms has both a driving range and horse stables.  There are two roads that run directly to Ft. Sam Houston; one goes to BAMC, and the other to the base proper.  Travel time is reportedly under ten minutes.  The Oakwell Farms development includes jogging trails, rustic relaxed trees, and wooded areas.

 

The property is a Management Support property and Amabel is a very responsible and attentive manager.  These apartments were built in 1994.  There are 250 units.

 

Children presently attend Northwood Elementary, Garner Middle School, and MacArthur High School of the Northeast Independent School District.

We also need to be listed on your lease application, when you decide on your new home. The standard lease application in use in the San Antonio market (after many information questions) asks how you found out about their apartment property. Specifically the form block is entitled “Why You Rented Here.” You only have to write Don Reser in the first two blanks on the application. You do not need or have to answer any other questions in that block of the application. Your answer will not effect the results of your application or the cost of renting in any way. Rents are ranges, averages listed.  Villas at Oakwell Farms has additional fees for an amenity card of $15.  Additional rent charges for pool view is $50, courtyard view is $40, and other view is $30.  New carpet in a unit is a $25-$30 up charge.  Vaulted ceiling units are an additional $10.  First floor apartments are subject to a $40 up charge.  Garage fees are $55 for a detached garage, $65 to $85 for a breezeway-garage, and direct access garages are an additional $85 to $100.

The property has 24 hour emergency maintenance.  There is a fitness center, basketball court, racquetball court, tennis court, sports court, volleyball court.  There is a swimming pool, hot tub, and sauna.  There is a business center and billiard room.  There is a perimeter fence and access gates.  There is a covered parking and detached garages available.   There are clothes care centers.  There are barbeque grills and a picnic area. 

 

Unit Amenities:

 

Unit amenities include 9 foot ceilings, ceiling fans with mini-blinds for window treatments.  The kitchens have pantries, frost free refrigerators with ice makers, dishwashers, disposals, and microwaves.  Select units have vaulted ceilings, wood burning fireplaces, walk in closets, outside storage, built in bookshelves, and patio or balcony.  The units are pre-wired for cable television, telephone, and high speed internet service.  Units have intrusion alarms.

 

Policies:

 

The office hours are Monday through Friday 8:30 to 5:30 and 10 to 5 on Saturday and 1 to 5 on Sunday.  Lease terms available are 1, 2, 3, 4, 5, 6, 7, 8, 9, 10, 11, and 12 months.

 

Fees for renting include an application fee of $35 with a deposit requirement of from $150 to $200.  You need to have a good job, credit, and rental history.

 

Covered parking is available for $30 per month.

 

Pets are allowed with a $200 to 400 per pet deposit.  $200 of the deposit is not refundable.  There is pet rent of 2% of the rent per month.  You are limited to two pets.  Certain breeds are restricted.

 

The apartment does check your credit; accept co-signers and first time renters.

 

The property accepts short terms leases.

 

The property offers a guest suite or corporate housing.

 

Pest control and natural gas are paid by the property.   There is a charge to the tenants for trash, water, and sewer.

If VILLAS AT OAKWELL FARMS is not the apartment for you, then please consider telling me more about what you want and need. My name is Don Reser and I have been involved with real estate since 1984.  I consider myself the very best locator in San Antonio and I CAN HELP YOU, but I need you to HELP ME. Unless you are willing to allow me to help you by giving me the time to show you personally at least three apartments, it is really going to be hard.  You are welcome to look around on your own, but generally it is inefficient and you will become tired and confused.  (There are 700 commercial properties in San Antonio.)  I will send you an email list of properties with directions to help you look on your own, and you are welcome to use my help this way.  We have two databases to look at properties.

 

My experience is that it takes about 4 hours of viewing with an experienced locator at a minimum to find the right place.  If you invest 8 hours with me, I will be able to show you at least two places you would want to rent at for your price.  Okay so spend all the time you want on your own and then when you really want to get the job done, call me.
